# What is flex-industrial space?

Flex-industrial is a single-story building that puts warehouse or shop space and finished office or showroom space under one roof, leased in small units to the trades, light manufacturers, distributors, and service businesses that need both.

By **Zach Roesinger**, Designated Broker, Roesinger LLCUpdated October 12, 2026[Share on LinkedIn](https://www.linkedin.com/sharing/share-offsite/?url=https%3A%2F%2Fwww.roesingercre.com%2Fresources%2Fwhat-is-flex-industrial)[Post on X](https://twitter.com/intent/tweet?url=https%3A%2F%2Fwww.roesingercre.com%2Fresources%2Fwhat-is-flex-industrial&text=What+is+flex-industrial+space%3F&via=LandmanZachATX)

**Short answer:** flex-industrial (also called flex, small-bay, or shallow-bay industrial) is a one-story building, usually 10,000 to 100,000 square feet, divided into units of roughly 1,500 to 20,000 square feet. Each unit has some finished office in front and open warehouse or shop space behind it, with grade-level roll-up doors and clear heights of about 14 to 24 feet. It sits between a pure warehouse and an office building, and it is priced, leased, and financed as industrial.

## How flex differs from warehouse and office

| | Flex-industrial | Bulk warehouse | Office |
| --- | --- | --- | --- |
| Typical unit size | 1,500–20,000 SF | 50,000 SF and up | Varies |
| Finished office share | About 10%–50% | Under 10% | About 100% |
| Clear height | About 14–24 ft | About 28–40 ft | Not a factor |
| Loading | Grade-level roll-up doors, some dock-high | Dock-high doors, truck courts | None |
| Typical tenant | Contractors, trades, light manufacturing, local distribution, showrooms | Regional and national logistics | Professional services |
| Lease length | Often 2–5 years | Often 5–10+ years | Often 3–10 years |

## Who leases flex space

Flex tenants are businesses that need to store, build, or stage something and also run an office or meet customers. In Austin and the rest of the Texas Triangle that usually means:

- HVAC, plumbing, electrical, roofing, pool, and landscape contractors
- Light manufacturing, fabrication, and assembly
- E-commerce and local distribution that ships from the unit
- Showrooms for cabinets, flooring, lighting, and fixtures
- Specialty uses such as fitness studios, labs, and production space, subject to zoning and code

Because tenants are smaller and local, flex depends on a deep base of small businesses rather than a handful of national logistics users. That makes demand steadier but means every suite needs its own leasing effort.

## What drives flex rent and value

### For tenants

- **Office-to-warehouse ratio.** Too much finished office raises rent and limits who can use the unit.
- **Loading and power.** A grade-level door and three-phase power are often deal breakers.
- **Clear height and yard.** Rack storage needs height; trades need parking for trucks and trailers.
- **Zoning.** Confirm your use is permitted before you sign, not after.

### For owners and investors

- **In-place rent versus market rent.** Short flex leases let an owner mark rents to market faster, which is the core of most value-add flex business plans.
- **Rollover.** Many short leases mean steady renewals and some vacancy every year. Buyers underwrite downtime, leasing commissions, and turnover costs on every suite.
- **Expense recovery.** Triple-net leases pass taxes, insurance, and common-area costs through to tenants. Gross or modified-gross leases leave those costs with the owner.
- **Building condition.** Roof, HVAC, paving, and drainage are the big capital items in older flex.

## How flex is priced: a worked example

Take a 50,000 SF multi-tenant flex building in South Austin producing $487,500 of net operating income. At a 6.50% cap rate, value is $487,500 ÷ 0.065 = **$7,500,000**, or **$150 per square foot**. Every 50 basis points of cap rate moves that value by roughly half a million dollars:

| Cap rate | Value | Per SF |
| --- | --- | --- |
| 6.00% | $8,125,000 | $163 |
| 6.50% | $7,500,000 | $150 |
| 7.00% | $6,964,000 | $139 |
| 7.50% | $6,500,000 | $130 |

This is an illustration, not an opinion of value for any property. The full method is in [cap rates and what your building is worth](https://www.roesingercre.com/resources/cap-rate-commercial-property-value?hsLang=en).

## Buying flex as an owner-user

Many Austin businesses buy their own flex unit or small building instead of leasing, often as a commercial condominium. Owning fixes occupancy cost and builds equity, and SBA 504 and 7(a) loans can finance owner-occupied property with lower down payments than conventional investment loans. The trade-offs are less flexibility to move, capital repairs, and concentration of business and real estate risk. A lease-versus-buy analysis should compare total occupancy cost, not just rent against a mortgage payment.

## Checklist before you lease or buy

- Zoning and certificate of occupancy for your exact use
- Power (amps, phase), door sizes, clear height, and floor load
- Parking and outdoor storage rights
- Operating expenses: what is passed through and the last two years of actuals
- Roof and HVAC age, and who pays to replace them
- For investors: rent roll, lease expirations, and rent versus market by suite

## Frequently asked questions

### Is flex space the same as a warehouse?

No. Flex has more finished office, lower clear heights, smaller units, and mostly grade-level loading. It is classified as industrial, but it serves smaller, local tenants.

### How much does flex space rent for in Austin?

It depends on submarket, unit size, and office build-out. Market-wide industrial asking rent in Austin averaged $13.78 per square foot in Q2 2026 according to [CBRE](https://www.cbre.com/insights/figures/austin-industrial-figures-q2-2026), with flex units generally higher per foot than bulk warehouse because of the office component and smaller unit sizes. See the [Austin industrial market update](https://www.roesingercre.com/resources/austin-industrial-market?hsLang=en).

### Is flex-industrial a good investment?

It can be. Flex offers a diverse tenant base and the ability to raise rents as short leases roll, in exchange for more management, more turnover, and more capital work than single-tenant net-leased property. The return comes from buying right and running it well.
