St. Elmo is the tightest small-bay flex pocket in the metro: an industrial district inside the city core with breweries, makers and service businesses, five minutes from Ben White.

What's happening in St. Elmo

The Austin metro is carrying a near-record ~15–16% industrial vacancy after a wave of big-box spec deliveries. Small-bay flex in South Austin is the exception. The South submarket has the highest industrial asking rents in the metro at about $19/SF NNN, with vacancy below the metro average.

Nobody is building new small-bay product in St. Elmo. The land is too valuable and the sites are too small, so existing buildings carry a scarcity premium that shows up in rents, in sale pricing, and in how fast space leases.

What it means for owners

If you own and occupy a building here, the scarcity is equity you can use. A sale-leaseback converts it to growth capital at investor pricing near 7.5% caps while you stay in the building. If you lease to others, check in-place rents against today's market before a renewal or a sale.

What it means for tenants

Expect about $19/SF NNN plus $4–$6/SF in taxes, insurance and CAM; small Arts District bays can push higher. A 3,000 SF bay is realistically $6,000–$7,000 a month all-in. Landlords elsewhere in the metro are offering TI, free rent and shorter terms, and that leverage carries into renewals here.

What it means for investors

Leased small-bay flex in a pocket that can't add supply is the defensive side of the Austin industrial market. Underwrite rent first: the gap between older in-place leases and today's market is usually the return.

St. Elmo: common questions

If I own my building in St. Elmo, how do I get at the equity without a bank?

A sale-leaseback. You sign a market lease as the tenant, sell the building to a passive investor, and keep operating. You pull out the full value, not the 70% a refinance allows, with no personal guarantee on a loan.

What does flex space cost in St. Elmo?

South submarket flex is asking about $19/SF NNN, plus $4–$6/SF in NNN charges. Small bays in the Arts District can run higher. Get a current survey before you sign, because asking rents and effective rents after concessions are different numbers.
